Terms and Rates
To maintain the quality of the unit, we ask that our guests treat our property as they would their own home. There are also a few specific rules that we ask our guests to follow:
  • No Pets, No Exceptions
  • No Smoking
  • 6 person maximum occupancy
  • Children over 12 welcome.

* A 5th and/or 6th person are $10 extra per person, per night.

* 5.7 % Colorado / Larimer County sales tax applies.

Payment

  • We accept Visa and MasterCard, as well as personal checks.
  • Reservations can be made with a credit card guarantee. If you chose to pay with a credit card, your balance will be charged on your day of arrival. If paying with a personal check, full payment will need to have been received by your day of arrival.

Rental Agreement & Cancellation Policy

  • Signature of damage agreement and credit card number required immediately following reservations. We will fax, e-mail, or mail you a damage agreement.
  • Cancellations fees:
    • Cancellations can be made more than 60 days prior to arrival with no cancellation fee.
    • Cancellations made 30 to 60 days prior to arrival subject to cancellation fee of 50% of rental total.
    • Cancellations made within 30 days of arrival subject to cancellation fee of 75% of rental total.
  • Sorry, no refunds for early departure or for "no-shows".
